THE  CONDOMINIUM  COMPLEX

The complex is comprised of 18 condominium apartments in 2 two-story buildings surrounded by gardens with walkways in a fenced property with controlled access. There is a pool with a multi-use palapa, a parking area, and a guard house. Details of the exterior finishes are as follows:

  • Walls have a semi-rustic flattened stucco finish with 2 layers of vinyl paint in a washed tone of ochre.

  • Entrance area floors are integral color terracotta tiles measuring 30 by 30 cm with a 1-cm thick grouting and a perimeter design of inset pebbles.
     
  • Stairs are made with reinforced concrete with a rough finish, semi-rounded overhang, and inset pebble detail designs on the sides of all stairways.
     
  • Direct lighting is used in the entranceways, and indirect lighting is used in the stairways as well as the garden walkways.
     
  • Walkways are made from stamped concrete 10 cm thick.
     
  • Garden areas are planted with rolled "Granma" sod and ornamental plants.
     
  • The parking lot is made with stamped concrete 10 cm thick combined with "adopasto" (a brick block with open hollow squares to allow drainage).
     
  • The swimming pool is 60 m2 with sides and bottom made of reinforced concrete in a monolithic shape and with perimeter walkways 60 cm wide. The interior of the pool is covered with Venetian mosaic. The pool includes a wading pool and a shallow area for in-pool sunning.
     
  • The palapa area (a building with a palm frond roof) beside the swimming pool is a multi-purpose facility and includes restrooms, showers, a utility room, and a storage room.
     
  • The guard house at the entrance has a 10-cm thick solid-color simple smooth-polished concrete floor with pebbles inset around its perimeter. The roof is made of palm wood covered with palapa (palm fronds). Windows are made with white aluminum screens and "Tintex" glass with a thickness of 6 mm.

Other services include administration, pool maintenance, gardeners, and 24-hour security. New titles come with a one-year warranty for hidden damages or defects.

Conditions of Sale: The cost is US$1,550.00 (one thousand five hundred and fifty U.S. dollars) per square meter. The property will be delivered 15 months after the signing of the sales-purchase contract.

Form of Payment: Cash or 50% down payment and the remainder deferred in 15 monthly payments until the delivery of the property. Financing is available through "Bancomer."
