We invested over 2.5 million MN in the purchase of the land and construction. It is in the early stages of probate court to give the house to Yolanda's children. I am not on any legal documents. I funneled money thru Yolanda for all costs and it is entirely in her name. We bought six lots in and combined them into a parcela 23A. It is NOT Ejido land. It is about 400 meters from the beach. It leads to the beach where there are many expensive roads. It is about two miles from Buena Vista Cuota 200 and then 2 miles of gravel .
Yolanda's children are very poor and have no cash. The buyer will pay all costs

We have invested 2.5 million pesos in the land and building. It will be inherited by her 4 children and they have no money to move thru the probate court process. The price is 800 pesos net to the children plus the costs of going thru probate and getting a new Escriture. The buyer will pay all costs of closing as they occur and GETS IMMEDIATE possess-like the day a purchase contract is signed and in Mesido possession is all important. You could move in this week. It is not ejido land is parcelala 238A. The beach is about 400 meters away. The house is about two miles over a gravel road from Buena Visa Cuota 200. Less than 3 minutes from the house to Zihua. Dwight I think you did a good job describing the property and your proposed sale terms. Only as a suggestion, it might be good to have someone at notario #4 , perhaps Irbin, memorialize the terms of any deal you may be able to structure as well as to hold any earnest money /funds paid by the buyer. This is only a suggestion. I don't have any suggestions for a realtor, I am finding out that in the low season, the one I have engaged in March is generally not available.
