Fully agree. Sellers are wanting to make a profit that just isn't there. They are looking at the house they purchased as an investment, not a home.

And when you make that offer, make it good for 72 hrs. The seller will either sell or get off the pot, so to speak.

And if you put the "word out" you are looking you will draw offers to sell. Within limits, don't put out the word how much money you are willing to spend. The selling price has a magical way of moving up to what you have to spend.
