3) With respect to low capital appreciation on resales, HVS, the worlds largest resort consultancy forecasts appreciation of 8% per year in the area. Furthermore, Sotavento units have more than doubled in sales prices since 2012 and prices were raised 15% in October. Those unit holders that acquired their units in 2012 (even though they were disappointed with the prior developer, still doubled their values);


The fact that the sales price has "more than doubled" has absoulutely nothing to do with capital appreciation. The only thing that matters is what an owner can sell for on the open market. No matter what any property is listed for, or appraised at, the actual value is what a buyer is willing to pay, not what a developer says it is worth.

It would be VERY unusual for an owner of any property like this to actualy profit on this sort of investment. It is even difficult to sell it as a way to make your lodging costs fixed, as the maintenace fees always increase.

Depending on the structure of the association, the owners may have very little say in its management.
