Go pay your predial/property taxes after 9:00 am best to go at 8:00 am, I got up early on 1/8 and found other things to do until around 9:45 am when Today I went to the Municipo de Zihuatanejo to pay property taxes. When I entered the area where payments were being received I was given # 131 and calmly took a chair, an 1 and half later I was called to pay my predial. After 10 minutes, one of two properties was promptly addressed. I was told it might be better to come back in an hour for the second property.

I left as suggested and returned 45 minutes later and was given the cuenta form I needed to take to the caja to pay the taxes for both lotes. I was approximately #40 in the caja line and was able to exit approximately 2.5 hours after I started.
The process was amazingly well organized with no real line cutting that I could see. The major problem, as I observed while waiting to pay was very poorly performing computer systems which appeared to have a hard time calculating simple amounts even after the property data was correctly identified.

There was seating in a shaded area, drinking water was passed out and all the employees seemed to be trying to be helpful.

Could be worse, but I suggest go early if you want to pay before 1/31/19 in order to get your 15% descuento.

Thanks! We have been planning to go and do our thing, and this year we are taking our trust papers and our INAPAM cards to get our discount on our payment. A number of people say that it works, so we'll try.

Now, don't think this applies to you, but how is it renewing our vehicle licenses?

We always take books and are prepared to wait with everyone else.

We have 30+ years of waiting in line in this country for many many things, and line cutting is not an issue. It makes us really love our decision to live here forever!

the only document I brought to the municipo today were copies of my 2018 payments, if you don't have a prior year, I believe whatever describes the title(fidiecomiso) you have will work.

As far as vehicle licenses(plates) in 2018 it was mid to late Feb '18 before the financiera had plates to issue, in 2017 it was easier after mid January. I think but don't recall that I also brought something like a CFE bill that identified me and the location in Zihua to get new plates plus the prior registration. Like anything in Zihua, don't be in a hurry and arrive early. My only regret today in paying my predial was that I didn't have reading material but enjoyed my brief discussions with other waiting taxpayers. I suspect in the USA many places would be less orderly if they did require in person payment.

Yes, always having reading material helps, but interaction with others and just plain people watching is always great. That's why we can sit on the beach a couple days a week-people watching!

We have last years paperwork, but supposedly with the INAPAM cards, we'll get a 50% reduction in taxes if our copy of the trust shows the names on the cards. It's worth a try.

Last year for the vehicle we were changing names, forms not available until the end of Feb, and then the new plates, mid Feb, but couldn't do until we could change names. The woman who runs the place is very nice and helpful as long as you can speak Spanish or at least do a good job of trying. She was nice to us.

We'll go there soon to renew our plates.

my fideicomiso name is on my tax bills and lot number, nothing with my name are on them. For what I could tell, the subdivision name and lot number are the main identifiers for property taxes.

I have been told repeatedly that one cannot prepay the predial prior to January 1st. There is a 15% descuneto if paid by Jan. 31st.

Some of us handle our own "property management". For me I am counting pesos but also I learn more by doing things myself about the process and whatever service is involved.

In 2018, I spent maybe 10 minutes paying my predial on Jan 9th. I guess this year, I was not so lucky.

It may have been a new thing this year to pay the Predial in December, but we saw a big sign at the sports complex that basically what is being said at this website :-)

Too late for this year around, but I went in December and had virtually no wait times to pay our Predial and there was an additional discount of another 10% I believe. Something to consider for next year.

I am old,don t see or hear as well as I should and avoid facebook like the flu, but from what I can see from physically looking at the paper copy of my receipt from my tax payment on 1/8/19, I did receive a 15% descuneto.

This is a much gentler approach than where I live in Alaska where its a 8% penalty if not received or postmarked by the date required.

Not a big fan of paying any type of taxes but I thought locally they try to make it easy. It was my poor planning that made it more time intensive.

I would not go to pay on Jan 31st when the 15% discount expires.

Where do you live in Alaska? I lived in Anchorage for 35 years. I really miss the fishing; shoveling snow for 7 months of the year, not so much.

just outside of Fairbanks where the temperatures may drop below negative 40 this weekend. I can handle the heat in Zihua better than -40s, did 30 winters, it was enough.

I left San Francisco on February 3rd, 1979, where it was around 60F and arrived in Umiat, on the Slope 2 days later, where it was minus 40-something. This was my first flying job and I was too busy worrying about doing everything right, to worry about the cold. The coldest I ever experienced was on a trip to Coldfoot; appropriately named, since it was minus 80 upon arrival. That was not very pleasant; I frostbit my nose.
