Does the recommended notary speak English?
What might the cost be to have ‘put in Trust’ when real estate or condo is purchased in Zihua?
How long might it take (and don’t tell me a Mexican Minute, eh!) ;-)

I can only answer the question regarding English speaking capabilities. I worked with them in 2017 to purchase a piece of land. While the individual I worked with has some very limited English speaking capability I found it lacking to communicate some of the complex language and terminology in the deed and purchase contract. I ended up communicating in Spanish. I was pleased with their service overall and found them to be honest, helpful and professional and would use them again.

I did not set up a trust so I cannot answer your questions surrounding that aspect.

I think the bank sets up the trust?

And you can purchase land or deeded property as a non-Mexican only if the purchase is made by a Corporation?

Except for the language part, everything you want to know is readily available on line. Best place to get your answers.

The cost of the fideicomiso depends upon many things like-are you assuming one? modifying one? setting up a new one? It's all on line.

The three of us that have responded to you so far all live here and live on our property.

Slight correction: Yes, I live here but the property is in my wife's name, a Mexicana, so n fidel comiso was neccary. The total cost for Notary # 1 was about 10% of the purchase price; this included drawing a new plat and making a new sub-division out of an old one-six lots were combined into one lot.

I have used Irbin at #4 three times total. I like him personally but recently a small mistake was found, probably not fatal to anything, he is just human B-)

I recommend Irbin Romero Ramos at Notary # 4.

Very professional, Speaks fluent English and very helpful when we bought our condo.

We also used Irbin at Notary #4. Cost for a new Fideicomiso
set-up 44,000+ Pesos. 23,000+ of that was for 2 years of prepaid maintenance of the trust - about $500US/yr.

We used Lic. Martin Medina as our notario publico #4. Is he no longer #4?

Yes he is the THE notary. One rarely meets or works with the guy with his name on the door.
