That is just friggin GROSS! Not an inch of land left for anything to grow in (or to absorb water). I wonder what the payoff was to get the environmental impact study approved. I can't believe SEMARNAT would approve such an obscenity to nature without a hefty payoff.

So much for building codes.

Maybe the runoff from the parking lot can go through the pools? Then to drains.

See, that's just one of the problems with this. Now I sure as hell can't cite building code and I don't pretend to know jack, but I certainly seem to recall that after Paulina hit Acapulco arroyos are no longer places where permits are ever granted for construction. And that whole deal there in the photo is one big arroyo that I've seen in action a time or two. Also the beach area there should still have a few mangroves on it that are a protected species, but that oversized pool and sundeck seem to be sitting right on top of them. I believe we've lost some mangroves. Oh dear.

Hi Rob
I was waiting for you to say that those spec plans for the Sotavento are a bad joke! Where did Tim Ixtapa get his information.?The most recent news I heard about the place is that construction had stopped. And even if this project is approved or has been approved what do you think the possibility is of getting it started? And if it does go ahead the impact it will have on the Catalina and the entire beach will be dramatic and very negative. Any idea about The source of finances for this development? All of it is so sad. .
I really did believe that la ropa would maintain it’s tranquility. Me the perpetual optimist!
Ah well. “Preserve your memories. They're all that’s left you.”

Since these are all the "old" plans all they tell us is the mindset of the developers. The level of greed. What they would do if they could because, well, they're just in it for the money, screw Zihuatanejo, right?

After seeing what was allowed for what's now called Embarq and later Pacífica Grande I'm not optimistic for La Ropa. I just don't see enough people fighting to preserve/conserve it or its natural attractions. I know a few folks who stand up once in a while when something affects their business, but some of them are the same folks wanting to ban pets from the beach (while keeping what should be wild animals as pets on their properties).

It's okay to be optimistic, but keep it guarded.

Their pool and deck space are WAY undersized as well. Like any first plan it is also the first thing to shrink by the time delivery happens. ;-)

Let me be very clear, Rob. I am not selling Sotavento. I am not promoting the Sotavento project. And, I am 100% in opposition to the present project and even more so to the suspected future project as imagined in the renders which I have posted here.

I am, however, offering to sell the 2 hard bound brochures which are posted here.

We are coming next April. I think where we are staying is on the hillside across the road. Will we need to expect lots of construction going on?

Also, hoping that Zihua will not look like Ixtapa.

I see that you have posted three different pics of what the Sotavento will/may eventually look like (all way too much development for me). Are these 3 pics supposed to show sequential development? Have permits been granted for any of these buildings?

mem·o·ra·bil·i·a

objects kept or collected because of their historical interest.

Sotavento will look like Angor Wat before it looks like those marketing photos.

Looking like our holiday there in March will be our last. Once development like this starts it is a down hill slide from there. We always enjoyed the town and people of Zihuatanejo.

I wish I could be optimistic that the Sotavento project will remain mired in financial difficulties, but work IS currently being done on it. This past week, workers have been removing the old roof tiles. To what end, I have no idea. If only they would be reasonable and replace the old buildings with the same or fewer number of units and maintain the current foot print (or a smaller one), and the current height limits (or lower). But, the continued presence of that giant crane doesn't lead me to believe that a scaled-down project is in the works. It has to be costing a fortune to have that crane sitting there doing nothing.

SOTAVENTO MEMORABILIA

by maggie, Friday, November 22, 2019, 08:57 (14 days ago) @ Rafa Fan

Couldn’t agree more. If only??!!! The size of the planned project is just so unnecessary.
I haven’t been to Zihua recently and haven’t seen the crane but certainly sounds ominous. I assume all of the permits etc are
‘Fait accomplis’ and there is no process by which fellow citizens can weigh in on the size and height of the project.
So unfortunate.

SOTAVENTO MEMORABILIA

Actually, I've been told that permits HAVEN'T been obtained. Part of my frustration is that it's so difficult to get any verified information.

SOTAVENTO MEMORABILIA

by maggie, Friday, November 22, 2019, 10:50 (14 days ago) @ Rafa Fan

Ok so maybe we should remain optimistic? Until more information becomes available. Does Zihua have a planning department at city hall or the equivalent? Maybe ask there or is that sort of info kept under wraps?
Just curious but I assume Rob would be on top of this if there was access to the information .
Let’s keep fingers crossed

Wondering how old the conceptual pictures are, and if they were used to sell units before the developers ran out of money several years ago.

I always heard that Zihua zoning laws do not permit more than five stories. If the concept is being advertised NOW, some palms were heavily greased.

The greasing of palms is standard procedure.

I’d like to ask you, timixtapa, what do you think will happen to this project? I suspect you are a discrete person but knowledgeable about such things and I’d like your discrete but knowledgeable opinion.

It’s just that many of us have seen The Sotavento Project movie several times before but it seems producers don’t quite have the ending worked out.
