We were referred to Agustin Galindo in Nov. 2019. He gave us what I thought was good advice and I recommended him on this board. Rob disagreed with me. When we sold the apartment in Oct. 2020 Galindos' advice cost us 5 figures in US Dollars. Elder Guardino solved the problem for us but we still lost 50% of the 5 figures which was still 5 figures US just half the original amount.

Short term sales with capitol gains are a big problem for foreign investors. Add a devaluating peso, that can cause big issues. I am guessing it was not all "his fault".

Thanks for your evaluation but none of it applies. The sale was of our primary residence and being cap. gains tax emempt after 5 years of not using the exemption. Federal statute. In Zihuatanejo the requirements are tweaked a bit to force surprise and unnecessary tax levies. We have bought and sold in Tulum, Playa Del Carmen, Cancun and Merida. Not our first rodeo.

Correction it was after "3" years of using the exemption.
