We are getting closer to being able to spend the winters in Ixtapa /Zihuatanejo and are undecided if we should rent or own does anyone have advice

The answer is petty much the same as anywhere: How old are you? Do you want to return to the same place every year or keep your options open? With ownership you can somewhat lock in your cash flow, with renting you are subject to the whims of the marketplace., etc.,e etc, etc.

I have followed this market for 16 years, should have bought way back when but now find renting more to my liking. Works for me.

We were set on buying 20 years ago but did not
We are glad we didn't because we spend time in Puerto Vallarta, Ixtapa and Riviera Maya every year
We do not have HOA or other expenses . For us it works well but we still think it would be nice to own to pass something on to our family when we leave.

We rented at Bungalows Pacificos for several years, but liked the idea of having our own place, so we wouldn't have to haul so much stuff back and forth. We looked around for a condo, but didn't find anything to our liking. We finally opted to buy a lot on La Madera, which is close to just about anywhere you'd want to go, designed a house that met our needs and built it. We absolutely love it, as do our guests and renters, when it's not occupied by us or our partners. I think buying or building makes all kinds of sense if you want a place to make you comfortable and happy. Doing so with the hope of selling at a profit at a later date, not so much. The real estate market seems to be in the dumps in Zihua and I don't foresee improvement any time soon.

There are lots of pros & cons on both sides, so everyone will have a different perspective and different preferences. For us, buying was the answer.

I am a very frugal perso..I like to see My savings account rise, not a buyer of toys and status symbols. I rent an apt along side a Mexican family...They store my 13 boxes of stuff for me when I leave every 6 Months so I have nothing to carry back and forth. The owner is extremely helpful..if anything needs repair or updating, it gets done immediately. I don,t have to deal with condo meetings to get things done. The family is also here to answer any questions I have about how to get things done. Also would manage things. In case of a médical emergency. BUT my apt is more Mexican than modern condo style. If you buy a condo you are living the tourists economic level. I am living the Mexican level (to some Extent ). Also if you own a condo you have repair se to take care of...I just tell my landlord and BAM! It,s fixed !

We bought a condo 3 years ago.

We rented for seven years before.

The joy of decorating our nest with local art is like
Sipping champagne.

The ceramics, wood carving from Patzcuaro, copper from Santa clara is
Incredible.

Renting is trouble free but it will never be your nest.

Make sure you get information from the condo association before
Buying so that you do not get in a co ownership with problems.

We did, we fired the president, chnaged the administrator, cleaned up
The management and now we love the place.

We presently have friends here and they love the hispanic feel
Of our design and the village.

I would never rent again.

We explore mexico every year.

If your thing is to rent and explore different areas do not buy.

But one day you might fall in love with a place and then you will know.

Ideal situations are hard to come by. As others have mentioned, as a condo owner, one has to deal with management and neighbors. As house owners, one has to deal with maintenance expenses. We just had major work done on our roof but, in the end, we're happy with our choice to build and love the place. 3 more weeks!

Rent

We owned a townhouse outside of Zihuatanejo for several years but finally sold it. Some of the problems with HOA are surprise assessments for costly maintanence such as tiling the large pool, rebuilding a retaining sea wall and owners not agreeing to do necessary repairs on their own units.

The HOA owners finally had to insist that besides turning off lights and water the security guards had to deny access to the property owners.

We enjoyed being able to come to our place anytime. We forced ourselves to make time to come down.Without the unit, we now don't make the time and miss it the relaxation.

One reason for selling was that our adult children had no interest in the unit. We were able to sell the unit with some profit in pesos but not once converted to dollars (perhaps break even).
