We are considering selling our condo in Ixtapa and buying another property. I understand that as Permanent Residents, we are exempt from capital gains (up to approx. 5,000,000 pesos), but in order to qualify, we need an RFC. Has anyone been through the process recently. Thanks in advance for any advice.

We had to get our current RFC information printed out yesterday. Went to the SAT office, were in and our in less than 2 minutes. Just take your residency cards, proof of address (CFE bill) your CURP certificate and go in. Be sure that your CURP certificate was printed this calendar year. Why this matters we have no idea, but it does. No appointments necessary anymore,

check out this article: https://mexicolaw.com.mx/capital-gains-tax-on-the-sale-of-homes-in-mexico/
Exemptions are only given to Mexican Tax Residents (Not Foreign Tax Residents)
We sold our house less than a year ago and did everything we could to minimize the capitol gains payment, RFCs, business income, permanent residence status etc. but still paid out a LOT in capitol gains.

My experience in selling in Nov 24 was similiar even though I had an appraisal that stated my sale price was way under value, it did not seem to matter much. Extranjeros are too good a target for the tax authorities. then there is a fee to close out your fidiecomiso.

Just paid the fee to close the trust, it was a bit under a thousand US dollars.

Can't wait!
We are eliminating our trust because we are now citizens. The notaria says that all we are waiting for is Amarantha to clear the paperwork. We have already paid the fees.
Could take a week, could take a year. We ALL know what dealing with her is like!!
Can't wait until it is OVER!!!

We are still getting bills for our trust even though the house was sold a year ago and they were notified of it and reminded several times.
