Here in Atlantic Beach, where my wife grew up, the maximum allowable hardscape for a house relative to the lot size is 45%. That includes the house, driveway, pool, patios and decking. If in a teardown scenario, you want to remove a tree, there must be an application to the zoning board and a plan to mitigate it with other mature trees. It rains a good bit here in the summer especially at the end of the day. There are many freshwater ponds that are replenished through the water table and that water is recycled through our sprinkler systems, which is far cheaper than using potable water. In the winter, when it doesn't rain as much and it is cooler, there is less demand for recycled water. As a result, there is a nice canopy of trees, it is good ecologically and good on the wallet.
